Market Trends in North Attleborough, MA – April 2014 and 2015:

The North Attleborough, MA market appears to be down some since last year.  Both the average listing and average sales prices were down, though the days on market are down slightly.  Inventory was down a bit going from just 24 sales in April of 2014 to 18 in 2015. 

Average Listing Prices:

First we will take a look at the average listing price.  For North Attleborough, MA the average listing price in April 2014 was $387,908.  This was down to $358,883 in April 2015.  That gives a noticeable 7.48% decrease year over year. 

Average Sale Prices:

Next we take a look at the average sale prices.  The average sale price for North Attleborough, MA in April of 2014 was $380,920 and in April 2015 that was down to $349,706.  That gives a slightly larger decrease of 8.19%.

Average Days on Market:

The final thing we look at are the average days on market, which is the measure of how long it takes for a house to sell in the current market.  For North Attleborough, MA the average days on market in April of 2014 were 116.13 and the average days on market for April 2015 were down to 102.56, for a modest 11.69% decrease.

The North Attleborough, Massachusetts real estate housing market has fallen off somewhat since last year.  The good size drops in both the listing prices and sale prices show this.  The small decrease in days on market are only a modest positive for home sellers.

In summary if you are looking to sell a house in North Attleborough, MA now you should expect to get less than you would have last year.  You should also expect it to take more or less the same time to sell compared to last year.  Despite the fact things are selling about as fast, to slightly faster, than last year if you want to sell your place in a reasonable amount of time you might need to consider taking a discount to move it faster since days on market are still very high.
